Here we have a modern 2 bedroom, 2 bathroom, with a loft and secure bodega home. This is not your typical construction that you may associate with Costa Rica/ Latin America. We’ve been here and done that, including living and managing 10 different homes in our 11 years here. Let’s just say, from our experience, we know what we want and don’t want out of a home in this environment and location.
First of all, we are working with the elements and not against them, this is why we have chosen composite material to build our first spec home:
On top of the stable concrete foundation the home is built with a galvanized frame (corrosion resistant);
I-SI walls (4″ of foam sandwiched between ½” of cement both sides);
and insulated roof (roof has 2″ of insulating foam).
Using these materials and construction methods means the inner walls and ceiling will never feel the radiant heat, no moisture intrusion or damage, no insect/ bug intrusion & you barely hear the rain falling on the roof.

We have seen numerous local building methods and corners being cut and are not having any of this with our home. Our home is constructed by our French builder with his Costa Rica crew, with the emphasis on perfection.
The builder has already signed up two more contracts to build private homes as a result of people seeing our spec home. This is not his first rodeo, he has diverse knowledge of building methods ranging from renovating European castles back to original condition, concrete and timber construction, and building luxury homes in Europe and here in Costa Rica. He is also a pool builder and a solar expert. He will definitely be building our next home.

The home is built with all permits, title and insurances. The final product was done in 90 days which is unheard in this region…… That’s right this is a modern high tech prefab home and it is tight, tight, tight!

Where:

The neighborhood is quiet and the home is 8 minute drive from Pavones. The area is a tropical ocean-front paradise. The whole coast line offers amazing surf, great fishing and empty beaches where sea turtles, macaws and monkeys are your daily encounters. The sunny summer also allows you to explore the coastline and to enjoy the pleasure of sailing with mild winds.
The Panama border is only one hour drive away where visa renewal and residency
procedures are easy to complete. At the Panamanian border you can also fulfill your shopping needs at a discounted price compared to the rest of the country.
In Golfito, also only an hour drive away, there is located a tax free shopping zone.
The first medical clinic is 15 minutes away and qualified doctors and pharmacy are 45 minutes
away.
Do yourself a favor and Google Pavones, Costa Rica. Life is good here, we can still walk our dog to the beach safely, drive our bicycle on safe road, and enjoy the beautiful tropical weather and wildlife.

The home:

Part of our consideration in living here is enjoying our day and not having a lot of maintenance & upkeep. We‘ve lived in farms, and big homes with big yards, and do not want the maintenance and upkeep stopping us from enjoying where we live. We have built this home like it is our own. What we wanted and what we have built is:
•    a comfortable home with a strong and tight infrastructure (1100sq/ft or
110m2)
•     a small yard big enough to garden our favorite organic food (5380sq/ft or 500m2)
•     400 yards from the beach.
•     2 wheel drive vehicle access: no crazy river to cross, no big trees falling on
your house and no living under a dense canopy.
•     Good amount of breeze and sunlight for a healthy life style.

Everything we have learned in our 11 years living in Costa Rica is incorporated into this home.
The house has 2 bedrooms & 2 bathrooms and a loft you may use as a third bedroom, an office, or storage space etc. One bedroom has its own entrance and its own bathroom, handy for receiving friends and family.
Both bedrooms are 126sq/ft or 12.6m2, both bathrooms are 63 sq/ft or 6.3 m2.
